Special Lot Needs?
A special needs lot could require a good deal of research on our part, in order to give our clients all the information they need to make an educated building decision. As an example, we have built many homes that required a variety of soil testing and engineering to accommodate extreme soil conditions. Lemel Homes Inc. then develops a plan that would address the correct footing depth, stone requirements, height of foundation wall and other measurements needed in order to stabilize the housing envelope. This research would also give us the information we need to establish an adequate site allowance budget.
A special needs lot could also be as simple as building a home on a sloping lot in order to create an exposed lower level. In this case, we would simply design the exposed basement wall to follow the contour of the lot. Since we use a poured concrete basement wall, everything below grade is concrete, and everything above grade is framed in the same manner as the rest of the home; using 2x6-framed walls that have a house wrap and are fully insulated, both inside and out. This then becomes a very economical way to create additional living space. We will always take whatever additional time we need in order to properly research each individual project, and come up with the right solution for every client that we work with.
